Abu Dhabi's Estidama Pearl Rating System: Promoting Sustainable Building Practices
The Abu Dhabi City Municipality has introduced the Estidama Pearl Rating System, a tiered evaluation system ranging from one to five pearls, to assess buildings based on sustainability requirements. Government-funded projects must achieve a minimum two-pearl rating, while privately funded projects need at least a one-pearl rating to obtain a building permit.
Since the start of the year, 304 projects in the design phase and 81 in the construction phase have met the Estidama standards in Abu Dhabi and its suburbs. The system includes mandatory and optional credits, with optional credits earning points to elevate a project's sustainability score.
The Estidama system covers several credit categories, such as integrated development systems, natural systems, indoor and outdoor livability, water, energy, and building materials. For example, the "indoor and outdoor livability" category focuses on good indoor air quality and adequate shading in outdoor spaces.
The Sustainable Buildings Section reviews project designs to ensure compliance with sustainability standards, guiding project teams in selecting suitable credit options. They verify specifications and materials related to green building standards before construction begins.
Stakeholders involved in implementing the Estidama system include property owners, consultants, and Pearl Qualified Professionals (PQP), who ensure compliance and submit applications under the Department of Municipalities and Transport's framework.
The Pearl Rating System extends building lifespans, reduces operating costs, enhances occupant comfort, and minimizes environmental impact, contributing to significant reductions in water and energy consumption. It supports Abu Dhabi's goal of becoming a leading sustainable city.
