Record Investment in Indian Real Estate Sector

In the first nine months of 2024, India’s real estate sector saw a record equity investment of USD 8.9 billion, marking a 46% increase from the previous year, according to a report by CBRE South Asia. This is the highest level of investment since 2018.

Key Cities Leading Investment

Mumbai, Bengaluru, and Chennai were the top cities, accounting for 66% of the investments in Q3 2024, with USD 0.96 billion, USD 0.40 billion, and USD 0.34 billion, respectively. Delhi-NCR, Pune, and Hyderabad also attracted significant investments.

Domestic and Foreign Investment

Domestic investors, mainly developers, contributed 79% of the equity inflows. Among foreign investors, Singapore led with 73% of the inflows, followed by the United States at 22%.

Investment Segments

Land and development sites were the most attractive, making up 45% of investments. The office sector received 24%, and the retail sector saw a resurgence with 22% of the capital inflows. Residential developments attracted 56% of the land acquisition capital.

Future Outlook

Anshuman Magazine, Chairman and CEO of CBRE, noted the continued capital inflows in both traditional and emerging sectors. The trend towards metro and Tier-I cities is expected to continue, with growing interest in Tier-II locations.
