Real Estate Boom: Developers and Landowners Team Up in India

In the past 18 months, real estate developers and landowners in India have collaborated on 56 Joint Development Agreements (JDAs) covering 1546 acres, according to a report by JLL, a real estate company. These agreements help developers expand into new cities and micro markets while benefiting landowners.

Delhi NCR Leads the Way

Delhi NCR emerged as the favorite region with 20 JDAs covering approximately 233 acres, primarily in Gurugram. These agreements have the potential for a total development of 36.5 million sq. ft. Manoj Gaur, Chairman of CREDAI National and CMD of Gaurs Group, highlighted the strategic benefits of JDAs, noting their asset-light approach and attraction for international developers.

Other Key Cities

Bengaluru followed with 9 deals for over 102 acres, and Mumbai saw 7 transactions across 62.5 acres. In Gujarat, Ahmedabad witnessed 3 deals spanning 720 acres, and Surat saw a single deal of 300 acres.

This collaboration has a development potential of over 120 million sq. ft., with JDAs remaining an attractive strategy for both developers and landowners.
